Renovation started September 15th, 2008 - completed second week of February 2009.
The 178 year old, 3 Gothe Street became a larger, more than expected renovation project.
As demolition progressed, many discoveries and surprises needing attention were far more than initially anticipated.
Before any renovation could start, every physical aspect of the building required days and weeks of demolition to achieve a point where repair and proper construction techniques could be utilised to rebuild.
Every mechanical features (two furnaces, air conditioner/s, water heater, all electrical wiring, heating & cooling distribution ducts, plumbing drains, water lines, fixture etc. etc. etc.) were junk/ed and were replaced with top of the line equipment.
Along with the mechanical condition/s, structural features were also lacking and needed immediate attention.
-New metal roof with snow guard
-All new heat/air conditioner sheet metal, ducts, air returns.
-Installed new heat distribution ducts in attic.
-Completely cleaned attic ready for blown insulation
-Filled attic with Blown insulation
-Eliminate brick outside chimney
-Repair missing stones (south side)
-Tuck point open spaces (south side)
-Reshaped profile of south west roof corner
-Replacement of every window with low E Thermo, vinyl clad windows
-Build river view deck on east elevation with self draining floor and safety railing
-Extensive cleaned basement
-Install humidity exhaust blowers in basement
-New gutters on east, upper west, lower west and south over front door roofs.
-New down spouts
-New 4” PVC, under sidewalk drains for down spouts
-Concrete pad installed, west side of building (extends to property line) for apartment entry
-Install metal roof over west side concrete pad for apartment entry
-Install recessed caned lights in ceiling of apartment entry (outside)
-Install recessed caned lights in ceiling of apartment entry (inside)
-Removed unnecessary wall in apartment entry
-Re stained and carpeted stairway
-Install new apartment entry door
-Install split gas meter set up for upstairs/downstairs
-Install split electrical service set up for upstairs/downstairs
-Re route electrical line to service masts
-Install all new electrical services, main breaker box, 110 runs, 220 runs, outlets, switched, lights etc.
-Install two new outside outlets
-Install roof over front door.
-Install recessed caned lights in underside of roof over the front door
-Install gutter and down spout to roof over front door
-Install two large “Anderson” thermal picture windows downstairs business area south east corner
-Remove old bathroom in south end of west add on downstairs.
-New outside doors
-All exposed (outside) trim replaced with no maintenance AZEC material
-Install Styro foam insulation outside before re siding upper story
-New vinyl siding on outside of the upper story
-Repair metal ceiling downstairs business area
-Remove all cast iron soil pipes in basement, replace with PVC
-Create enclosure downstairs for bathroom
-Install new Pex water lines
-Install two new furnaces
-Install two new air conditioners
-Install new stool and lavatory downstairs
-New electric water heater
-New exhaust fan downstairs,
-Created new closet downstairs
-Replaced vinyl flooring downstairs
-Refinished Oak floors downstairs
-Installed porcelain tile floors upstairs kitchen, bathroom and landing/laundry area.
-New carpet in lower apartment entry stairs, four season porch and north east bedroom
-Refinish all wood floors upstairs oak and pine
-Entire inside painted and decorated.
-New insulation and drywall installed inside east upper and lower walls, upper and lower south wall, upper and lower west wall.
-Insulated floor of three season porch (ceiling of west add on)
-Closet added in 4 season porch
-New kitchen faucets
-New Maytag refrigerator and stove
- Installed “stack” washer & dryer
-New shower faucet, riser and shower head.
-New Medicine cabinets upstairs and downstairs
-All new lights and fans
-Exposed historic vertical beams downstairs (cleaned and trimmed out)
-Install historic placard
-New interior doors, door locks
-Create closet in north east bed room
-Filled 6 roll off dumpsters with demolition debris
-Salvaged native walnut window frames and used material as trim around historic vertical support beams.
-Installed/replaced two small attic windows, upper part of south side that had been hidden by siding.
-Discovered south side upstairs center window covered with siding outside used as book shelf inside, Installed new window.
-New door bell
-New locks, door knobs/handles.
This project was so extensive and complex that we are sure that there is much more that could be added.
